No Sale No Fee

Our competitive Sole Agency Agreement commission rate is 1.75% + VAT. A multiple Agency Agreement includes a rate of 2% + VAT.

• All sales and rental properties receive 24 hour coverage on the countries leading property search engines, Rightmove and Findaproperty.

• Extensive advertising in local press including special property supplements, and carefully selected magazine circulations targeted at a range of applicants including large corporate clients.These include:

• Our modern office in the heart of St Paul 's Square complete with window frontage on two sides, plasma screen and rotating images means every aspect of marketing is catered for.

Opening hours are between 9am-5.30pm Monday to Friday and 10am-2pm on Saturdays. All viewings are offered accompanied by ourselves.

• Property particulars are designed specific to each property, including a selection of images and room dimensions are sent to vendors to approve.

• A modern email/postal mailing system has just been updated to include a current database of applicants actively searching for a property.

• For Sale boards are erected (Where allowed).

Due to recent legislation, all residential properties in England and Wales are required by law to have a Home Information Pack (HIP) when on the sales market. This is requested prior to marketing. A HIP is provided by the vendor/agent, for prospective purchasers, providing upfront information about the property.
We currently use two of the leading HIP providers.

The following documents must be included in the HIP when the property is placed on the market.

Home Information Pack index – a contents list of the HIP
Energy Performance Certificate and recommendation report – used to show how energy efficient a property is
Sale Statement
Official copies of the land registry
Official copy documents required to deduce title to the property
Office search of the index map
Local authority search
Water and drainage search

The HIP was gradually phased in and the dates below outline what properties were affected.

 

1st August 2007

Properties with four or more bedrooms commencing marketing on or after this date need a HIP.

 

10th September 2007

Properties with three or more bedrooms come into the HIP remit.

 

14th December 2007

Properties with two or less bedrooms require a HIP before marketing.

 

6th April 2008

 At the moment, If off plan OR off plan RE-SALE properties have been built to building regulation’s 17C, part L, 2006, then they will still not need a HIP as the software has yet to be created for these properties, but as of the 6th April 2008, the government have stipulated all owners of new builds will require a HIP.

 

1st June 2008

This is the date whereby all residential property needs to have a HIP in place BEFORE marketing can commence, whilst at present they can commence marketing upon proof of request.
